Assist in the preparation of sketches showing location of wiring and equipment, or follows diagrams or blueprints, ensuring that concealed wiring is installed before completion of future walls, ceilings, and flooring. Measure, cut, bend, thread, assemble, and install electrical conduit, using tools such as hacksaw, pipe threader, and conduit bender. Pull wire through conduit, assisted by Maintenance Supervisor or qualified contractor. Splice wire by stripping insulation from terminal leads, using wire strippers, knife or pliers, twisting or soldering wires together, and applying tape or terminal caps. Connect wiring to lighting fixtures and power equipment, using hand tools. Install control and distribution apparatus, such as but not limited to, switches, relays, and circuit breaker panels, fastening in place with screws or bolts, using hand tools and power tools. Connect power cables to equipment, such as but not limited to, electric range or motor and install grounding leads. Test continuity of circuit to ensure electrical compatibility and safety of components using testing instruments, such as multi-meter, battery tester and oscilloscope. Observe functioning of installed equipment or system to detect hazards and need for adjustments, relocation, or replacement. Repair or assist in repair of faulty equipment or systems. Conduct scheduled inspections of buildings and equipment rooms. Read and record temperatures and pressures on equipment and facilities. Check, report and repair equipment malfunctions, such as but not limited to, noisy bearings, broken belts, excessive vibrations, and refrigerant leaks. Make equipment adjustments and calibrate equipment settings. Monitor and replace several types of filters. Oil and grease motors as needed. Monitors operations of all HVAC equipment. Manage building access systems. Maintain a safe and accessible building for tenants and visitors. Maintain building, performing minor and routine maintenance activities Maintain all building MEP systems and equipment. Respond to system usage and operations problems. Notify management concerning need for major repairs or additions. Assist property manager with tenant construction. Monitor building warranties.
